Share Save Demand Propels Home Prices Upward 2 days ago More than any other age group, millennials are feeling the one-two punch of tight inventory and consistently climbing housing prices. Realtor.com, in fact, calls the current state of the market “the toughest home buying season in history” in a new look on which metros are the hardest for millennials to buy into.“Millennials want to buy, but record-low inventory is making it extremely difficult,” said Danielle Hale, Chief Economist for Realtor.com. “Our analysis shows millennials are facing challenges in both established markets such as San Jose and Seattle, as well as more recently popular areas like Omaha and Salt Lake City.”Minneapolis is in the top five too. According to the report, homes in these five cities are increasingly out of reach for millennial buyers, despite that this group of buyers is flocking to them for their strong economies and high-paying jobs. “As a result, millennials make up a higher share of the population, at 14.6 percent, compared to 13.4 percent for the U.S.,” the report stated. “Household income among 25- to 34 year-olds in these five locations is also significantly higher, at roughly $79,000, compared to the U.S. median of $59,800. And millennials are definitely interested in buying. Realtor.com said that in the first quarter, millennials accounted for 25 percent of views, higher than any other age group. But the economic hopes for San Jose, Seattle, Salt Lake City, Omaha, and Minneapolis are meeting with the economic realities of living there. While the median U.S. home price is $280,000, the median price in San Jose is $1.24 million. The report stated that the Bay Area is “replete with young students and scholars” chasing tech salaries—the average millennial salary in San Jose is $102,000 a year—at companies like Google and Apple. The competition for houses, therefore, is intense, and non-tech workers are increasingly getting shoved to the outskirts of the city.The same story is occurring in the other four cities, just with different numbers. Millennials average $78,300 a year in Seattle, where the median home price is $533,000; they average about $68,000 a year in Salt Lake City, where the median home is almost $400,000; $73,600 a year in Minneapolis, where the median house can cost $283,000; and $63,500 a year in Omaha, where the median home price is the same as in Minneapolis.All that combines with especially low inventory. Nationally, inventory is 35 percent lower than the spring of 2012, the report found. Compared to this time last year, active listings in these five metros remain 8 percent lower, the age of inventory is 7 percent lower, and list prices are 8 percent higher. “Supply is nearly three times lower than the rest of the country, at 5.7 listings versus 16.1 listings per 1,000 households,”: the report stated. “Additionally, listings in these areas are scarcer and selling faster for more money. OCA recognizes the importance of serving individual members across the state, and the goal of the Cattlemen’s Academy is to offer informative, hands-on learning experiences as part of a current OCA membership. Each year, the program will focus on a different aspect of the cattle industry with a new meeting series that is important to producers in the state of Ohio.As its first series, the Cattlemen’s Academy will host calving clinics at multiple locations throughout Ohio in conjunction with the Department of Animal Sciences at The Ohio State University. Producers will learn how to determine calf presentations and more about calving assistance techniques and calving facilities design. They will also be instructed on nutritional management of the prepartum cow and bull selection for calving ease. Various experts from Ohio State and the cattle industry will be on-hand to instruct attendees and answer questions throughout the clinics.The Cattlemen’s Academy calving clinics are free for OCA members to attend. Those who are not current OCA members may still attend but must pay $75 per family upon registration. This cost includes clinic attendance and an OCA membership. A meal is included for each participant at each of the clinics, sponsored by Merck Animal Health. Producers should make plans to attend, or risk missing out on the chance to take part in this unique learning opportunity for their operations. Each clinic is limited to the first 100 registrants, so those interested should register early.The first calving clinic will take place at 6:00 p.m. on Monday, September 30, 2019 at the Ohio Agricultural Research and Development Center (OARDC) Eastern Agricultural Research Station in Noble County, Ohio: 16870 TR 126 Caldwell, Ohio 43724. High-resolution 3D printing crept further into reach for small businesses this morning when Z Corporation announced two new models of its ZPrinter line of 3D printers.The ZPrinter 150 and 250 models, priced at $14,900 and $24,900 respectively, are being touted by the company as an ideal solution for classrooms and small businesses.3D printing has been used for years by large firms, medical professionals and governments to quickly create 3D prototypes of product designs, human body parts, architectural models and just about anything else that can be imagined and drawn up using CAD software. It’s only in recent years that the printers have begun to drop in price to the point where they can fit within the budget of smaller companies. Two years ago, the world was promised a $5,000 desktop 3D printer by a company called Desktop Factory, but their product never made it to market and the company sold its assets to an unknown buyer in 2009.Standing slightly larger than a standard office copy machine, the more affordable ZPrinter 150 prints in monochrome. Those looking to print 3D models in full color will have to shell out an extra $10,000 for the ZPrinter 250. While not the cheapest 3D printers on the market, they boast a higher resolution than most low-end printers and promises a lower operating cost. Inexpensive 3D printing can enable small and medium-sized businesses to quickly and cheaply build real-world prototypes of even somewhat intricate product designs. Being able to do this repeatedly and on-the-fly can make product design a smoother and more iterative process for companies. As a (relatively) new Android owner with a Nexus S as my primary device, I’ve found that there is much to like about the Android ecosystem as a whole, especially the deep integration of Google services on my device, the built-in turn-by-turn navigation, and the Android user interface with its widgets and live wallpaper. But on the flip side, there are struggles here that I never had to deal with back when I was an iPhone user. For example, as I’ve mentioned before, I’m constantly concerned with battery life (Juice Defender is now on deck to help out).Another issue that has come up recently: running out of space, apparently a common Android complaint by the look of the search results on this topic. So how do you deal? I’ve come across a few tips that have worked for me, and I’ve shared them below.You may wonder how you run out of space on a device that has an SD card that can be filled with Gigs of data? Well, while that’s true for many Android phones, the Nexus S doesn’t actually have a removable SD card – it has onboard USB storage, which effectively functions the same way. But because it’s not removable, you could, in theory, fill it out.That, however, is not my issue.The problem with storage issues on Android has to do with a number of things – non-movable apps, large files (e.g., photos and videos) and a ever-growing Contacts database.Step 1: Move Apps to Your SD Card/USB Storage First of all, a large number of Android applications cannot be moved to the SD card/USB storage. Among these (on my phone): Facebook, Twitter, Tango, doubleTwist, Google Voice, WeatherBug, MOG, Rdio, Cinch, eBay, Amazon, NYTimes, IMDb, Pixelpipe, Google Listen and a dozen or so others.In some cases, the developers have good reason for disabling the “move to USB/SD” functionality, but in other cases, the only reason they are locked in place is because the developer hasn’t gotten around to adding that feature yet.An easy way to determine which apps can be safely offloaded to the SD card is by using App 2 SD (Free). This Android app helps you quickly move apps to external or internal storage through Settings. It provides a list of movable apps, app sizes and even lets you clear app caches, which can also lead to storage issues. You may be surprised to find apps you had forgotten about saved on your phone, taking up valuable space. If you can live without ’em, get rid of them.To uninstall an app:Go to Settings –> Applications.Press “Manage Applications” On the “Downloaded” tab, tap on the application name you want to remove.Tap the “Uninstall” button to remove it from your phone. Step 3: Remove Photos and Videos from the PhoneAnother overlooked area contributing to disk space issues may be the Photo Gallery. If you’ve been saving a lot of photos and video on your phone (as opposed to the SD card/USB storage), this could be another easy way to regain storage.Because Android is integrated with other Google services, I’ve taken to periodically cleaning up my Gallery app by sharing the stored media to “the cloud,” specifically Google’s Picasa service. Although I also put photos up on Facebook and Flickr, by adding them to Picasa, I can still easily see them on my device within the Android Gallery app. Picasa photos are available in the Gallery, but when accessed are retrieved from the Web.On the Nexus S (your exact procedure may differ slightly), the process is as follows:Launch the Gallery app and tap the “Camera” folder.Tap the Menu button (twice).Tap the photos to sync to Picasa individually, or choose “Select All.”Tap the “Share” button and choose “Picasa” from the menu. Fill in caption and folder info, if desired, then press “Upload.”After the photo upload is complete, you can remove those items from your phone to regain storage. Step 5: Deal with Your Contacts Storage Size IssuesAt 49.3 MB, it appears that my Contacts Storage database has become too large. (To those who ask: yes, I do have like 4,000 contacts saved in there, thank you very much. No, they are not all necessary, but I have yet to find a good Google Contacts clean up tool).Unfortunately, without rooting the phone, the Contacts database can’t be moved permanently to the SD card/USB storage. Instead, you can temporarily fix the problem by exporting the list to the SD card/USB storage, then rebuilding it. After the rebuild, the list will have a smaller file size. Apparently, it will still bloat over time and this process will have to be repeated. This appears to affect some handsets more than others. For example, I have access to HTC Desire right now where this is a serious issue.To deal with this bug, do the following:Go to Settings –> Applications.Press “Manage Applications” and then the “All” TabScroll to “Contacts Storage”Press “Clear Data” (WARNING! Do not do this unless all your contacts are already backed up in Google or elsewhere first. If you’re not sure, download a backup application from the Market and use it to back up your contacts, or simply launch the Contacts app and choose “Copy to SIM”)Relaunch the Contacts app. It should now be empty. Reimport/resync the contacts you saved elsewhere (either via the 3rd-party app you used, if you don’t use Google to store your contacts, or simply wait for the Google sync process to automatically reimport them for you if you save your contacts in the cloud.) After import, my large Contacts file became a much more healthy 6.34 MB.What are your tips? At first, I tried the SystemPanel app based on a recommendation, but while that app is great with its detailed analysis, charts, graphs and historical usage trends, I found that for this particular area of concern, I preferred the single-purpose DiskUsage app.With DiskUsage, I could see precisely what was bogging down my system in terms of space and act upon it. And as it turns out, it was not my apps, but my contacts storage.
If you double click the Group Node you will enter it and see the nodes normally. Create Custom Power Nodes in ConnectFXBy using the Group option with multiple nodes in ConnectFX you can consolidate a large group of nodes into one. This is different than creating a CFX Clip, which also consolidates multiple nodes down to a single element. The Group function allows you to maintain input and output points. You can also select which inputs and nodes you would like to display.One custom node I have created is a Dual-Mux node that I use to easily create a 1 frame range for any input fed into it. This node has 2 Mux nodes tied together for Front & Matte inputs. I’ll use this as an example to explain Grouping, and you can use the concepts on for many other custom nodes you make.I use this Dual-Mux node to speed up renders in CFX when using the Text Node. The Text Node isn’t optimized as well as it could be, so it has to re-render the text for every frame of the effect, even if the text is static with no animation. The Dual-Mux node will limit the range of the Text Node to 1 frame and thereby, speeding up the render overall as now the Text only needs to be rendered once.1. Enter ConnectFX and drag up a Text Node.2. Drag up 2 Mux Nodes and use the Mimic Link [Shift+W] to bind the 2 Nodes together so that a change in one generates the same change in the other.3. Enter 1 of the MUX Nodes and activate the FX Range and set the From & To numeric fields to 1. This will essentially create a freeze frame at frame 1.4. Change the BEFORE & AFTER settings to Repeat First & Repeat Last. This will keep the freeze frame visible across the entire length of the effect.5. Attach the TEXT Node Result Ouput to the input of one MUX and the Matte Output to the other MUX Input.6. Rename 1 MUX as Front and the other MUX as Matte.7. Box Select the 2 MUX Nodes with CMD+Drag.8. Once selected, right-click and choose GROUP from the menu.9. Now the 2 MUX Nodes are now grouped into 1 node. Rename the Group Node to “DualMux”.10. If you click the group node now you will see the group menu where you can customize the inputs and outputs for your group. You can also turn off the Node Proxy to make the node a bit smaller to work with.11. Drag the DualMux Group Node to the User/Project Node Bin to save for later.This is a simple example and not much needs to be customized with the inputs/outputs (as we need all the inputs/outputs used). But here is a more complex grouping that you can create with some customizations:I often get print logos over white that I need to use. These take a few nodes to Key & Invert and I also want a Bump Displace to emboss the logo. A Pixel Spread Node is added at the end and set to Interpolate to help create a cleaner key.If you take this setup and group it, you get a grouping showing the 4 Nodes with the 2 unused inputs from Pixel Spread and all 5 Outputs. I don’t really need all of this visible for this effect. I just need the Bump Displace and LumaKey Inputs and the Pixel Spread Result/Matte Outputs. 8. When you like what you have, press Node Prefs and Save Node.9. You should still be in the same /usr/discreet/smoke_2013.2.2/blur/presets directory that you just left. Give your custom effect a name, hit Save, and then exit Save Node.10. Now you may not see the Presets Pop-Up button appear right away. Delete the node from CFX and then re-drag the node back into the schematic. This will refresh the node and the Presets Button will now be available. If you hold down the arrow, you should see your custom named preset in the list.11. You can now create more presets for this node or repeat the steps for other nodes that you would like custom presets for.Power User Tip: You can create sub folders within the presets to better organize your looks. When you had sub folders you will get a divider line in the list.When you upgrade your Smoke software to future versions you will have to manually move these custom preset folders to the directories in your new version. EX: /usr/discreet/smoke_2013.2.3/blur/presets2. Remove the OSX Menu Bar for SmokeDon’t tell Apple, but you can remove the OSX menu bar at the top of the screen and run Smoke in a full screen mode. When you do this, a new Smoke-style menu gets added to the lower right of the UI which includes Undo and Redo buttons which remain active through the entire UI.1. Shut down Smoke.2. Open up the Smoke Setup App located in your Utilities folder in the Autodesk Folder in Applications.3. In the General panel, change the Menu Bar setting from YES to NO. This will deactivate the OSX menu bar.4. Press Apply to save your change and Exit the app.5. When you launch Smoke now, you will have the “much cooler” Smoke Menu button in the lower right with all of the OSX menu bar options easily accessible from any Smoke Tab you are in. Having the presets menu like this in other nodes would make it a lot easier to organize your own effects. Well, this is quite easy to achieve in Autodesk Smoke. Enter ConnectFX and drag up a node that you would like to add presets to: You can rename the nodes with the Group Menu interface as well. You can give the nodes friendly nodes to make it easier to see how the node should be used regarding the ins & outs. You can also resize the node as desired by dragging the lower right corner.You can deselect the little boxes in the Group Menu to hide the elements you want. You can hide the Neg node completely, and hide the inputs to the Pixel Spread. You can then hide the outputs from the Bump Displace and the Keyer. You can also choose what is displayed in the Proxy Icon. For this I choose the Pixel Spread Result. Rename the Group and save it to the User/Project Bin for later use. 2. Double-click the node to bring up it’s controls.3. Activate Node-Prefs & then Load Node:4. You are now in the Projects node folder for that node. Navigate to the same node folder but inside the version of Smoke that you are using. Currently that version is smoke_2013.2.2.5. Press the New Directory button on the left of the file browser. This will open up a text input box. Type the word presets.NOTE: You may get a permissions error if you don’t have read & write permissions. If this happens you can give your OSX user read & write file permissions. Once you have your permissions set, for smoke_2013.2.2 folder and it’s subfolders you will be able to add folders via the Smoke file browser. Or you can manually add the folder in the appropriate directory.WARNING: In changing permissions on smoke_2013.2.2 I freaked out Smoke to the point that it wouldn’t launch. It gave me an error of “Effective User ID not 0 (root!)” This caused me to have to reinstall Smoke. I’m not OSX savvy, so it may have been user error.6. Exit the Load Node file browser.7. Now, create an effect that you like and would want to save. In this example I have created a Spin Blur effect with RGB offsets.
